Home Building Tips: Guidelines for Change Orders
One of the biggest areas of confusion and misunderstandings is in the area of change orders. Change orders are as much to protect you as they are to document changes from the plans and cost variations in the project for the builder. A quality builder will provide change orders as a part of their process to help you manage your budget. You should not have to request change orders, but should be very aware that every decision that you make which deviates from the original design could add additional costs. However, change orders will not always increase costs. If you or the builder make a change in the original specifications for cost saving measures, a change order should be provided to you for your review and approval as well.

Pippin's Projects: Barn Style to Beach Style
 This barn-style home was given a complete facelift and transformed into a Florida-style seaside beach house. Added to the house were a new Great Room, Master Suite, and Front Entryway. In addition, new designs were created for the home to revise the kitchen, dining room, and home office to create a better flow throughout the home. When complete, the exterior changes were very dramatic. The home now appears more than twice as large as its original size with only 1063 sq. ft. added onto the original structure.

From Jenny's Design Board
 Like many Lake Norman homeowners, this couple loved their home's location and the views that surround their waterfront property. But, since the home's construction in the 1970's much has changed. In addition to a floor plan that blocked many of the tranquil lake views, the family needed more room and a more modern interior to fit their busy lifestyle.
So, the family contacted Pippin Home Designs, Inc. to design their renovation plans. By beginning with accurate measurements of the existing construction, Jennifer was able to design their renovation and addition to coordinate with the existing structure.
As seen in the above elevations, the changes planned for the home are dramatic with a more aesthetically pleasing exterior, and a more efficient interior design which will showcase their lake views.

New Office Location
 Since Pippin Home Designs, Inc. started in Jennifer's small home office, a lot has changed. From advances in technology to upgrades in equipment and procedures, our objective has always been to create the best new home and renovation designs for our clients while providing outstanding service.
As part of our commitment to better serve our clients, we have recently purchased an historic property in Cornelius, NC. Built in 1911, the property is already undergoing renovations to serve as our more centrally located, larger and more convenient offices. We plan to relocate our offices in March 2004 and will keep you posted as the renovations progress.
