Working With Us - Pippin Home ProcessDesigning a custom home is an exciting process requiring commitment of your time and energy, with the end result being a well-planned investment where you can reap the benefits for many years into the future.
At Pippin Home Designs, we specialize in designing homes to maximize every view inside and out for the property you have selected. When designing your home, our team takes into account your desires in our You-Inspired Discovery Process that includes your budget requirements, current and future space needs, and the guidelines of the county and/or subdivision restrictions.
WALKING THE SITE: We believe that the design of the home should suit the site. We begin by walking the site with you prior to starting the design, discussing what drew them to the site. If the property is a large tract, we will discuss potential locations on the site for the home. We take into consideration the views, the path of the sun across the property, the lay of the land, the existing trees and requirements for the well, septic tank, drain field and repair areas. We also look at master planning the overall site for any future expansions, guest houses, outbuildings, pools, etc., as well. We ask that you provide a site survey and a health department report, if a well septic will be required on site.
DISCOVERY MEETINGS: In the beginning stages of the project, our team will spend a great deal of time with you as our client, listening to all of the things that you want to incorporate in your new home, as well as understanding anything that you do not want in your home based on things you have experienced or seen. We document these discussions to use as a guideline when starting and working through the design process. This is also why we ask clients to complete either our new home pre-qualification form or renovation pre-qualification form. Answers provided in this comprehensive intake form give us valuable information that will make our first meeting with you highly productive and insightful.
VALUE ENHANCING FACTORS: We also encourage clients to consider incorporating into their designs environmentally-friendly ideas such as energy efficiency, solar or sun-tempered design, healthy home strategies and energy-star-rated appliances; basically the concepts of Green Building and High Performance, adding to that the Universal Design concepts and the principals of Feng Shui. By including many or all of these concepts into your new home or a renovation project, the result is a home that will be an enjoyable and pleasing space to live and rejuvenate in, while being good for the environment and a home that will function for people of all ages and abilities lasting for generations to come. We also consider the needs of any pets the family may have, since they tend to be a very important part of many families lives. Finally, we will work with you to make the best decisions when adding in many of the green building concepts we recommend. We will help you understand the significant impact of your options to your budget and the return on investment you may realize in the future, so the options selected can be chosen carefully, based on the costs to implement and your budget.
TEAM CONCEPT: Our ideal engagement is one where the client appreciates having all the key team members involved at the onset. Our goal is to bring you the best possible solutions for your project. We encourage our clients to work with us using the Team Concept, which is to bring together the overall building team including the home designer, the builder, the interior designer and sometimes the landscape designer. We invite clients to do this early on in the design process allowing the complete team to work together with the homeowner to create the best end result possible for the project. Not all of our clients use this concept for their projects, but we have found over 30+ years that it can save money for the homeowner in the long run.
DESIGN AND CONSTRUCTION DRAWINGS: Creating a custom home with Pippin Home Designs is a two-stage process. The first stage is to create the overall picture of the home, including the floor plans, the 4-6 exterior elevations, the roof plan. and the site plan layout. This will be the overall concept or master plan of the project, but it is not yet a complete set of construction drawings.
The second stage is to create construction drawings, which are used to build the home. This stage incorporates everything that a builder will need to obtain building permits, pricing and to construct the home. Our team works with a Structural Engineer during this phase to provide all required structural information to include in the plans. TIMEFRAME: On average, the timeframe for completing a new home design project is 4 – 6 months, but this varies with each custom project.
