Builder Questions
Planning & Getting Started
Where do I start when building a custom home?
- Start with your land, your lifestyle, and your budget goals. Your property’s views, topography, orientation, and natural features help shape the home from the very beginning. Consider how you want to live in the home, and the features that matter most to you. Then assemble the right team. Bringing your residential designer in at the beginning allows the design to respond thoughtfully to both you and the land, while involving a custom builder early provides valuable input on construction costs.
Should I buy land before hiring a designer?
- Not necessarily. If you’ve found a property you’re considering buying, involving your designer before you purchase can help you understand its opportunities and challenges. Views, topography, orientation, mature trees, access, and site restrictions can all influence what you build. And if you already own your land, a skilled designer will help you maximize its unique features. We specialize in designing homes that respond thoughtfully to the unique qualities of the land, even challenging sites.
Should I hire a designer or a builder first?
- Start with your designer and involve your builder early. Your designer helps shape the home around your land, lifestyle, and vision, while your builder provides valuable insight into construction costs and feasibility. At Pippin Home Designs, we call this our Team Approach. The best results come from having the homeowner, designer, and builder working collaboratively toward the same vision from the start.
Finding the Right Designer
How do I choose a custom home designer?
- Look for residential experience, a strong portfolio, client reviews, and recognized expertise, and consider how the designer works. Do they listen carefully, communicate clearly, collaborate well with builders, and have a defined process? Most importantly, choose someone who makes you feel understood, heard, and designs specifically for your land, lifestyle, and priorities. You’ll be working closely together, so trust, communication, and a shared vision matter just as much as design talent.
What makes one designer better than another?
- The difference is often in how well a designer listens, translates your vision into a home uniquely suited to you and your land, and is a skilled problem solver, and generating designs that look repeated from project to project. A skilled designer considers your lifestyle alongside the site’s topography, sun path, and views, then carries that vision through detailed, buildable drawings that give your builder the clarity needed to bring it beautifully to life.
What's the difference between an architect and a home designer?
- The primary difference is licensure and professional focus. Architects are state-licensed professionals educated to design many types of commercial buildings, while most residential designers specialize exclusively in homes. Much of the expertise required to design exceptional custom homes comes through years of hands-on residential experience and collaboration with builders. When choosing either, look beyond the title to residential experience, design talent, technical expertise, credentials, and a proven portfolio.
Should I use a design-build firm or hire a designer separately?
- Both approaches can work, however hiring your designer separately gives you the freedom to choose the designer and builder who are each the best fit for you and your project. Your designer can focus independently on your vision, land, and lifestyle, while collaborating closely with your builder from the beginning. At Pippin Home Designs, we believe this Team Approach brings together truly specialized expertise while keeping your goals at the center of every decision.
Cost & Budget
How much does it cost to design a custom home?
- Custom home design fees vary based on the home’s size and complexity, site conditions, and the level of detail involved. Because every home and site is unique, we believe a one-size-fits-all fee does a disservice to the client and their project. After learning about your land, vision, and goals, we provide a clear proposal outlining our design process, services, and fees, so you understand exactly what’s included before deciding to move forward.
How do I know if my budget is realistic?
- A realistic budget begins by aligning the home you envision with current construction costs in your area. An experienced designer can help guide realistic expectations based on your home’s size, complexity, site conditions, and desired level of finish. We also encourage involving a reputable builder early in the design process to provide current cost insight. This Team Approach helps identify potential budget concerns early, when thoughtful design decisions can still make the greatest difference.
Can a better design actually save money?
- Absolutely! Thoughtful design can make better use of every square foot, identify costly issues before construction begins, and align design decisions with your priorities and budget. Detailed construction drawings also give your builder greater clarity, helping reduce confusion, avoid mistakes, and costly changes in the field. Your design fee is a relatively small part of your overall investment, yet the decisions made during design influence nearly every dollar you’ll spend building your home.
How do I avoid expensive mistakes?
- The best time to prevent costly mistakes is before construction begins. An experienced designer will ask the right questions, anticipate potential problems, and resolve important decisions during design rather than in the field. At Pippin Home Designs, detailed 3D modeling helps us identify and resolve potential issues before the design is completed. Early builder involvement and comprehensive construction drawings add another layer of clarity, reducing assumptions, change orders, and expensive surprises during construction.
Land
Why should a home be designed around the land instead of forcing the land to fit the house?
- Every property has something to reveal: views, sunlight, topography, mature trees, and natural features worth preserving. Designing in response to these qualities can reduce unnecessary grading, capture better views and natural light, and create a stronger connection to nature. Rather than forcing a preconceived floor plan onto the property, we let the land help shape the home, creating a place that feels naturally connected to its surroundings and uniquely suited to you.
Why shouldn't every lot be completely cleared?
- What’s already growing on your land has tremendous value. Mature trees, healthy soil, and native vegetation provide Mother Nature’s free services: shade, privacy, erosion control, stormwater management, and natural beauty that can take decades to replace. Thoughtful clearing preserves the best of what the property already offers while making room for the home to become integrated within it. Whenever possible, we believe in working with the existing landscape rather than unnecessarily clearing it and trying to recreate nature afterward.
Can preserving mature trees improve the home?
- Absolutely! Mature trees add immediate monetary value to a homesite while providing shade, privacy, wind protection, erosion control, and natural beauty that would take decades to replace. Thoughtfully designing around existing trees can also frame views, enhance outdoor living, and strengthen the connection between indoors and nature. Beyond their financial and practical value, mature trees contribute to a sense of calm and well-being, making them valuable assets to both the property and the people who live there.
Design Process
What happens during the custom home design process?
- Our process is designed to feel supportive, creative, and genuinely enjoyable. We begin by getting to know you, your lifestyle, vision, priorities, and land. Then we guide you through Conceptual Design, Design Development, detailed 3D modeling, and comprehensive Construction Drawings. Each phase builds thoughtfully on the one before it, with clear milestones and close collaboration throughout. We don’t move forward until you’re fully confident in the design and excited about the home we’re creating together.
How many revisions are included?
- Our collaborative process includes as many minor revisions as needed to refine a design you truly love, plus one major revision in both Conceptual Design and Design Development. Major revisions are rarely needed because we invest deeply upfront, using our comprehensive Design Questionnaire to understand your desires, studying what your land calls for, and thoughtfully solving the puzzle of your priorities and requirements before design begins. Additional major revisions can be accommodated for an additional fee.
What goes into designing a truly custom home?
- Designing a custom home is like solving a complex puzzle. We bring together your wish list, lifestyle, daily routines, budget goal, and aesthetic preferences with your land’s topography, views, sun orientation, trees, access, and natural features, while also considering codes, setbacks, structure, circulation, and constructability. The art of great design is finding the solution where all those pieces work together beautifully, creating a home that feels as though it could only belong to you and your land.
Can I make changes after construction begins?
- Yes, however changes during construction can affect both cost and schedule, so our goal is to resolve as much as possible before you break ground. Our detailed design process, 3D modeling, comprehensive construction drawings, and early collaboration with your builder help identify questions and potential issues before construction begins. When changes are needed in the field, we can provide revised drawings to keep your builder moving forward; these revisions are billed separately.
Timeline
How long does it take to design a custom home?
- Most custom homes take approximately 5–8 months to progress from initial design concept through completed Construction Drawings. Timing varies based on the home’s size and complexity, the property, coordination with your builder and other consultants, and the pace of decisions and feedback. Thoughtful custom design takes time; we’re solving for many interconnected pieces before construction begins. Starting early allows the process to unfold intentionally while helping you reach groundbreaking with greater clarity and confidence.
How long before construction can begin?
- Plan for several months between beginning design and breaking ground. Beyond the design process, timing can depend on engineering, zoning and permitting, community approvals, and your builder’s availability. One of the best ways to keep your project moving is to select your builder early, involve them throughout design, and secure a place in their construction schedule. Starting your design well before you plan start to building allows time to make thoughtful decisions without rushing or unnecessarily delaying your groundbreaking.
What delays most custom home design projects?
- Custom home design moves most smoothly when decisions, information, and feedback keep pace with the process. Delays can occur when project requirements change, decisions remain unresolved, or needed information from homeowners, builders, consultants, or the property isn’t available. We establish clear milestones and communicate what we need at each stage to keep things moving. Staying engaged, reviewing designs promptly, and making thoughtful decisions helps maintain momentum without sacrificing the quality of the design.
Builder Questions
Will builders actually like working from your plans?
- After 40 years designing custom homes, we’ve built long-standing relationships with builders who value the exceptional level of detail in our Construction Drawings. We frequently hear that our plans provide the clarity builders need to understand the design, price it accurately, and build it with confidence, reducing questions, assumptions, and confusion in the field. Many of our referrals come directly from builders who know our work and trust the quality of our drawings.
How detailed should construction drawings be?
- Construction drawings should provide enough detail for your builder to price and build your home accurately, with as little guesswork as possible. Comprehensive drawings may include fully dimensioned floor plans, elevations, foundation and roof plans, electrical layouts, schedules, cabinet elevations, and important construction details. The more clearly the design intent is communicated on paper, the fewer assumptions are made in the field, helping reduce questions, miscommunication, delays, and potentially costly changes during construction.
What causes change orders?
- Change orders can result from design changes, unforeseen site or construction conditions, material availability, incomplete information, or decisions made after construction begins. While not every change can be anticipated, many avoidable change orders can be reduced through thoughtful design, comprehensive Construction Drawings, accurate pricing, and early builder involvement. That’s why we encourage our Team Approach, bringing homeowner, designer, and builder together early to resolve questions and make informed decisions before they become costly changes in the field.
Can better plans reduce cost and construction stress?
- Absolutely! Comprehensive Construction Drawings allow more decisions to be resolved before construction begins, when changes are easier and less costly to make. They give your builder clearer information for pricing and construction, reducing assumptions, questions, and decisions that must be made under pressure in the field. Paired with an experienced builder and early collaboration, detailed plans can mean fewer surprises, better cost control, and a smoother, less stressful building experience for everyone involved.
